Custom Home Building Process

Here are brief descriptions of the phases involved in building your home so that you know what to expect at all times.

Initial Contact

During our initial contact phase Michael Mazer will listen to all your ideas, goals, wishes and budget for your new home. Together we will discover what steps you may have taken and what the entire project will entail. Depending on where you are at we may consult with you on different types of homes and plans/designs. We take pride in listening to every detail to help you develop your ideas into a solid plan. We speak to you in clear, honest and straightforward terms.

Contract Phase

Once we've determined your needs we develop a detailed, but clearly laid out, descriptive contract covering all aspects of your project.

Planning Phase

You can become as involved as you want in the actual design of your home. We can use existing plans/drawings as a starting point and with some modification you can create your own vision of homes we have already built. Or we can create a truly custom design for you. We use state-of-the-art computer aided design (CAD systems) to create drawings, blueprints, material requirements and cost estimates.

Permit Phase

Throughout our many years of experience we have worked with Chicago and Suburban local village building departments. We have seen many changes to standards and building codes, and are well versed in keeping up with village needs so that you can be assured your project will stay on track and not have costly delays due to misunderstandings or scheduling of inspectors.

Implementation Phase – Building Your Home

Depending on the size of your project there can be thousands of managerial steps to address throughout the construction of your home. With our experience and the latest in construction management software we smoothly guide the entire process, keeping you up-to-date the entire way. We will also communicate with you at the appropriate time in the schedule for decisions only you can make – especially as we get to finishing materials. We reliably work with all vendors, contractors, suppliers, inspectors, utilities to ensure your project stays on schedule. We cannot emphasize the need for strong management and scheduling enough and encourage you to check our references on this issue.

Completion & Post-Closing Services

This includes final inspections, occupancy permits, closing and receiving the keys to your new home. This is an exciting time for you and your thoughts will be on many details. We'll make sure all the necessary steps are followed to make sure your home is delivered without a snag.

And after completion we encourage an ongoing relationship. We can answer any questions that may come up regarding your home and stand behind our warranty. We are also available for additional work you may desire and ongoing maintenance.
